Why Build In Kojonup
Kojonup sits on Albany Highway, 256 km from Perth and 160 km from Albany, a two-hour drive from the city. The name comes from kodja, the Noongar word for a stone axe made and used by local Noongar people. Pastoralists arrived in the late 1830s looking for fresh water from the natural springs, and the military barracks built in 1845 is still the oldest building in town.
This is a farming town first. About 1,157 people live in the locality and 1,901 across the shire, agriculture is the main employer across 941 jobs, and the town is a grain receival site for Cooperative Bulk Handling. Wool built it, from 10,500 sheep in the shire by 1906 to more than a million shorn by 1989. The Kodja Place, an award-winning interpretive centre telling the stories of local Noongar people and European settlers, is on the highway.
For a builder, that mix matters. A serviced townsite lot, a small block on the fringe and a broadacre holding are three different jobs, and the difference is access, water and how far the services have to run. We price all three the same way, off a site assessment on the block.
Kojonup townsite
Kojonup’s serviced lots sit within a few streets of Albany Highway, close to Kojonup District High School, the Kevin O’Halloran Swimming Pool, the library and the sporting complex. The Agricultural Show and the Twilight Markets at The Kodja Place are the fixtures on the local calendar, and the airstrip is 9 km out of town.
A townsite lot is the more straightforward build here, because the services are already at the boundary and the streets are made. That keeps siteworks, the work to prepare your block before the build starts, more predictable than it is out on farmland.
Muradup
Muradup is the shire’s second township, a small farming community whose residents are largely descended from the district’s original pioneering families. The hall on Piesse Street and the playground behind it are the centre of town.
Blocks here are farm-scale, so the first decision is where the house sits, not how much of the block it fills. The Linton | Original is a farmhouse plan for open country, and we set it on the ground to suit your access, your outlook and the weather side.
Qualeup
Qualeup is one of the rural localities in the Shire of Kojonup, which covers 2,931 square kilometres of cropping and grazing land. Holdings out here are broadacre, and the nearest town services are back in Kojonup.
On a holding that size, access and water come before design. We work out how a concrete truck reaches the site and where your water is coming from, then we draw. The Country House | Heritage suits a big open block with room to sit the house well back from the road.
Frankland River
Kojonup-Frankland Road runs out of town towards Frankland River, with Farrar Nature Reserve off it. The reserve is home to rare and endangered wildflowers, and water birds, frogs and long-necked tortoises live around its dam.
Blocks near reserve country are usually treed, so clearing and access are the first two things to price. The Bush View | Classic is designed for a treed block, and keeping the footprint tight means fewer trees have to come out.
Broomehill
Broomehill-Kojonup Road leaves Albany Highway at Kojonup Park, the shaded corner park with the war memorial, and runs out to Broomehill, one of the two towns in the Shire of Broomehill-Tambellup.
It is farming country the whole way, and we build along it. Our nearest office is Albany, 160 km south of Kojonup, and we start every build with a full site assessment on the block.
Katanning
Katanning is about half an hour east and it is the largest town in the Upper Great Southern, with a senior high school, a hospital and the largest roofed sheep saleyard in the southern hemisphere.
Plenty of families in this part of the Great Southern weigh up the two towns before they buy. If you are looking at a block in each, tell us about both. The choice usually comes down to whether you want a serviced lot on a street or a paddock with room around it.
Wherever you build around Kojonup, Rural Building Co. designs the home around you, your block and the way you want to live. Every home is personal and natural, connected to the land and the farming life that shaped this part of the Great Southern.

Frequently Asked Questions about Building in Kojonup
Which areas around Kojonup does The Rural Building Co. build in?
We build in Kojonup and Muradup, out through Qualeup and the farming country along Kojonup-Frankland Road and Broomehill-Kojonup Road, and east to Katanning. As a true country builder whose people live in the region, we design for the block and the district it sits in. Our nearest office is Albany, 160 km south.
Can you build on a farm block outside Kojonup?
Yes. Most of the Shire of Kojonup’s 2,931 square kilometres is cropping and grazing land, and a house on a holding like that has different problems to a house in a street. Truck access, where your water is coming from, how far the power has to run and which way the weather arrives all shape the design. If you have found the right block and the practical side worries you, we understand, and we work through it with you before you commit.
