Why Build In Margaret River
Margaret River sits in the valley of its own river, 277 km south of Perth and 48 km from Busselton. The Shire of Augusta-Margaret River is home to 16,791 people, and nearly half the Shire is state forest or national park. Vines, dairy paddocks and beef country fill much of the rest, and the surf coast is a short drive west of the townsite.
Building here comes with a few local realities. The district averages about 1,130 mm of rain a year, most of it between May and August, so drainage and orientation matter. Many blocks sit against bush or state forest, so slope, access and the trees around the building envelope shape what can be built and where it sits.
We understand that a plan means little until you know the block, so we work through slope, access and the trees you want to keep at your full site assessment. Our home designs run from compact townsite plans to farmhouse homes made for acreage.
Cowaramup
Cowaramup is 13 km north of Margaret River, roughly at the centre of the wine region and the closest townsite to many of its wineries. 2,482 people live there, on townsite lots and on the rural properties that surround them.
The Argyle suits a Cowaramup townsite lot, and The Evolution Farmhouse brings the verandahs and open living that work on a paddock block just out of town.
Witchcliffe
Head a few kilometres south on Bussell Highway and you reach Witchcliffe, a town of 484 people. Farmland runs up against state forest here, and the trees you keep on a block will shape the home as much as the plan does.
The Bush View is made for a treed block, and The Country House gives you a wide verandah and a settled farmhouse look on open ground.
Prevelly
Prevelly sits where the Margaret River meets the sea, at the northern end of Calgardup Bay, and 205 people live there. This is the surf side of the district, so wind, salt and the way a home faces the weather count for more.
The Coastal View and The Point View both come from our Views range, where the living areas are set to face the outlook.
Gnarabup
Gnarabup is out on the coast west of the townsite, with a population of 525. Salt air and exposure shape what you build on this side of the district, so orientation is one of the first things we settle at your full site assessment.
The Seaside Retreat and The Bayview both suit a coastal block, with open living and outdoor areas you will actually use in a sea breeze.
Gracetown
North-west along the coast at Cowaramup Bay, 21.5 km from Margaret River, Gracetown is home to 238 people. It is a small coastal town, so a compact footprint usually makes more sense here than a sprawling one.
The Kalgup Retreat Loft uses the roof space for an upstairs room, so you get two storeys of living from a smaller footprint, and The Quedjinup Retreat works the same way.
Bramley
With 113 residents, Bramley takes in the rural edge of the Margaret River townsite and Margaret River Airport. You can have paddocks and bush here without leaving town behind.
The Hinterland Retreat fits that kind of ground, with raking ceilings that follow the roofline and several outdoor living areas. The Marri View suits a wider block where the home can spread out.
