Pemberton is a small karri town 335 kilometres south of Perth, with 617 people at the 2021 Census across a townsite of 17.2 square kilometres. It was established in 1913 as Big Brook and renamed in 1925 after the original settler, Pemberton Walcott. Warren, Gloucester, Greater Beedelup and D’Entrecasteaux National Parks are all reached from town, and the Gloucester Tree stands on the town’s doorstep.

That setting shapes every build. Lots inside the townsite are small and the blocks on the edges are steep and heavily treed, with rural holdings out along the Vasse Highway and the surrounding valleys. Rainfall runs to about 1,188 millimetres a year, so drainage, orientation and where the sun lands in July matter as much as the floorplan does.

Our designs are made for this kind of ground. A raked ceiling follows the roofline to lift light into a shaded block, a loft steps down a slope rather than cutting into it, and living areas hold the northern sun. Whether it is a family home or a country retreat, we build for your block.

Beedelup is the locality around Greater Beedelup National Park, where Beedelup Falls runs. It is mostly forest, with a small number of holdings set into treed country rather than cleared paddock.

On a block like this the trees usually stay, and they shape both the footprint and the access track. The Bushland Retreat and The Forest View are both designed for sites where clearing is limited.

Yeagarup is the locality behind the Yeagarup Dunes, which rise above karri forest near Yeagarup Lake inside D’Entrecasteaux National Park. Buildable land here is limited and heavily vegetated.

Access comes before everything else on ground like this, because it affects delivery and siteworks, the work to prepare your block before the build starts. The Karridale Retreat suits a treed site with space around it.

Eastbrook is one of the rural localities directly around the Pemberton townsite, close enough that the town’s small main street is only a short drive away.

Holdings here run larger than a townsite lot, so there is room for sheds and good access. The Marri View or The Quedjinup Retreat both work where the ground falls away.

Northcliffe is Pemberton’s neighbour to the south, a separate locality in the Shire of Manjimup with its own small settlement and rural holdings spread around it.

It is further from services than Pemberton, so access and delivery are the first things we check at your site assessment. The Bushland Retreat or The Kalgup Retreat Loft suit treed, sloping ground.

Windy Harbour is one of Pemberton’s neighbouring localities, out beyond the D’Entrecasteaux National Park country that sits between the town and the coast. Pemberton itself has no coastal frontage.

Anything built this far out needs its access and services checked first, so start with a full site assessment. The Forest View suits a treed block, The Karridale Retreat a more open one.

Manjimup is the regional centre for the shire the two towns share, a town of 4,279 people with a hospital, a senior high school and a full main street, and it has its own page on our site.

Its blocks are orchard, dairy and farm country rather than forest, so a farmhouse design fits naturally. The Evolution Farmhouse or The Country House both suit open land.
