Bremer Bay sits at the mouth of the Bremer River on the Southern Ocean, 515 kilometres south-east of Perth, and Fitzgerald River National Park runs right up to the locality. The Department of Biodiversity, Conservation and Attractions records 75 plant species inside the park that are found nowhere else, along with 200 bird species. Entry fees apply if you are heading into the park.

The town itself is small and it moves with the seasons. There were 424 residents at the 2021 Census, which makes it the largest town in the Shire of Jerramungup, and over the 2018 Christmas and New Year holidays the population reached almost 6,500. The 1896 stone telegraph station still stands and is now a cafe and bakery, and Bremer Bay Primary School has been running since 1953.

Albany is around 170 kilometres west, so a build here is planned rather than improvised. The marina at Fishery Beach has full boating facilities, and the main beach is a ten-minute walk from town. Boats run out to the Bremer Canyon for the killer whale season, which tour operators put between about mid-December and April, with February and March the busiest months.

Townsite lots close to the beach are the tightest sites here, so orientation and where you put the outdoor living matter more than floor area does. The Seaside Retreat sits comfortably on a compact coastal lot.

The town sits at the river mouth with the Wellstead Estuary behind it. Blocks on the river and estuary fringe are quieter than the beachfront and often have a longer outlook across water and low heath.

The Point View is made for exactly this kind of block, the one bought for what you can see from it. How the land falls to the water is worth checking early, because it shapes where the house can sit and the siteworks involved, the work to prepare the block before the build starts.

The park adjoins the locality, and for a lot of people it is the reason they came here at all. The Department of Biodiversity, Conservation and Attractions lists Point Ann, inside the park, as a winter vantage point for southern right whales.

Rural holdings on the park side are treed and usually cleared only where they have to be. The Bushland Retreat is drawn for that land, sitting into the site rather than flattening it.

Gairdner is farming country inland from Bremer Bay, and Gairdner Primary School is one of only three schools in the Shire of Jerramungup, alongside the schools at Bremer Bay and Jerramungup.

Blocks out here are broadacre holdings, so until you confirm otherwise, allow for a long driveway and your own water and power. The Kingston works well as a straightforward family home on an open site.

Boxwood Hill sits inland to the west, where South Coast Highway meets the Borden-Bremer Bay Road, and it is the turn-off you take on the run up from Albany. It is a farming district rather than a town, and its sports club is known to draw over 200 people to a fixture.

A build there usually means a farmhouse on land the family already works. The Evolution Farmhouse gives you wide verandahs and proper separation between living zones.

Jerramungup gives the shire its name and had 353 residents at the 2021 Census, against Bremer Bay’s 424. Jerramungup District High School is one of the shire’s three schools.

Townsite lots and the farmland around them make up most of what comes onto the market. The Linton suits a level site where the plan can spread out rather than stack up.
