What We Include
The Rural Building Company won’t begin work on your new home until we obtain an engineer’s site inspection and a topographical land survey. After all, we believe a home should work with the environment – not against it. These inspections are just the very start of our standard specification.
So, let’s begin from the earth up.

The Building



     
The Slab: If your home site is relatively flat, a concrete slab may serve as the most suitable foundation. Our slabs are100mm thick. Other builders may feel an 85mm slab is adequate, however we don’t believe that you or your home should settle on
anything less.

Internal Bricks: When we are using bricks to internal walls, we use vertically cored clay bricks which provide better thermal properties and stronger walls for vertical load bearing. In fact, if you were building a two-storey home, the walls are strong enough to comply.

Plastering: We use a corner metal casing bead in high-traffic area where corners often take the knocks. This gives a much stronger plaster corner that will resist unsightly chips. We even do this with our plasterboard finishes.

Front Door Frame: This is no “standard” doorframe. It is an Enviro-sealed frame with a non- slip aluminium tread and an inbuilt weather seal that prevents moisture penetration. It’s actually made with what’s called a double rebated frame, which will allow you to fit a front flywire or security door without the need for costly modifications.

New Home Builders

Front Door: Boasting the same quality and charm of authentic joinery product, the Corinthian Windsor is the choice for new homes. It features a select grade veneer finish and solid construction utilising traditional joinery stile and rail construction, solid timber panels and precision flush joints. Always popular, the Windsor range of doors is suitable for staining or painting.

Internal Doors: Our range of internal doors come complete with a selection of Gainsborough ‘easy opening’ lever set handles in a choice of stylish finishes.
  External Materials: Yes, we will build in double clay brick. However it is not the answer for all situations. In fact we like to know all about your site before we would recommend a construction method. We also like using differing materials for thermal and aesthetic outcomes.
Alternatives could also include corrugated metal, weatherboard, timber or steel framing on poles or on a concrete slab or a combination of all of these.

Brick Veneer or Framed Housing: We use first-grade frames and trusses, clad with high-quality plasterboard. You can also benefit from MDF skirtings and doorframes, and yes your walls are painted in a seal coat.

External Finishes: Our base standard is a wide choice of external face bricks from the major brick manufacturers with cream mortar, and you can have flushed, raked or rolled joints.
We also offer several sand render finishes in a limitless range of colours. Furthermore, we can and do combine any number of stylish external finishes, including limestone, rammed earth, local stone, timber, fibre cement cladding, Colorbond and Zincalume sheeting.

Security: Because we want you to have complete peace-of-mind we install a Gainsborough Tri-lock front entrance set which includes a deadlock or an equivalent on the aluminium doors. All of our windows are fitted with locks as standard to allow you to enjoy cooling breezes whilst remaining secure.
These added security features can also help you lower your home insurance premiums.

Storage: Every home needs good storage. We include built-in-robes, with doors and linen cupboards as shown on plan. The shelving to our robes and linen cupboards is a modular system that allows greater flexibility and ventilates your clothes to keep them fresh and makes add-ons very simple.

The Roof: It has to be metal on our homes. Colorbond is standard, not Zincalume, in its wide range of colours. Yes its dearer than concrete tiles but provides far superior thermal properties.
It also has a matching Colorbond ‘E-vent’ to take out the hot air from the roof cavity in summer and improve the efficiency of the insulation.
     
The Fit-Out    



     
Kitchen: The kitchen is the heart of the home, so our designers go to great lengths to ensure it is both functional and a welcoming social space.
In keeping the style it has a Westinghouse stainless steel 900mm electric multifunction oven with 8 cooking modes, in-oven grill and features a 2 hour auto cut-off timer and defrost function. The hot plate is an easy-to-clean Westinghouse stainless steel gas hot plate that features a handy wok burner – great for cooking up soups or stews in a stock pot with a stylish Rangehood to take away the odours. And because you have to wash up those big pots our standard is a Clark Radiant double bowl stainless steel sink that is deep enough to immerse a decent sized pot. And we top it off with a stylish chrome mixer tap that will work effortlessly, even with low water pressure. We even provide a dishwasher recess with power and water just ready for you to install your dishwasher.
You can choose from a huge range of laminate colour finishes for your benchtops and cupboards. Our benchtops are post-formed with no sharp edges for added safety.

Modern Homes

Laundry: In addition to floor tiling, we provide you with wall-mounted taps for your automatic washing machine and provide a stainless steel 45L sud-saver trough with a storage cabinet.
  Bathrooms: Our bathrooms are luxurious and come complete with quality fittings.
The bath is a Caroma “Royale” and features lumber support and armrests. It’s also deeper so that you can actually get wet and stay warm.
Our cupboards have the stylish good looks and added protection of rounded post-formed edges at the front – instead of square edges with laminate joins.
We offer a wide choice of quality chrome accessories to complement your style of bathroom.
The basins in your ensuite and bathroom are quality vitreous china not the cheap plastic pop out.
The taps are fashionable chrome cross handle-style, as standard.
We include an adjustable spray with massage head AAA or better rated chrome shower rose to help you conserve up to 20L of precious water each shower. In fact, all of our plumbing is AAA or better rated to help you save water and money.
We use the same quality fittings in the ensuite as in the bathroom.
The ensuite and WC includes a choice of the water saving AAAA Cosmo smart flush or a vitreous china cistern. This not only looks great but also removes the difficult to clean ‘S’ bend at the back.
And to finish your ensuite off you have a laminated, clear glass-framed shower screen with a pivot door in a choice of frame colours.
Our specification includes wall tiles in your kitchen and wall and floor tiles in your bathroom and ensuite, as shown on the plan.
We tile all our showers up to 2000mm high.
We also tile the laundry and WC floors as standard. All tiling is based on a generous allowance for tiles up to 200 x 200mm in size.
     
Finishes    



     
Paving: All of our verandas and alfresco areas, some of which are really big, are paved. You also have a choice of paving colours and styles.

Electrical: We provide you with a two-way switch to external lights and provide an external light outside every entry door.

Hot Water System: In a climate like ours it makes sense to make the most of free solar energy. We provide a stainless steel gas boosted solar hot water system that gives you the best of both worlds: free energy from the sun for 80% of your hot water needs, and a gas booster that uses so little fuel it will run on tanks. Because a lot of our houses are built in frost prone areas we even provide the more expensive frost free unit.



Insulation: It was our standard before it was made an industry standard. Our Ceilings and walls comply to the now enforced BCA requirements but we are using Bradford batts in preference to inferior products.
  Power Points: In this technological age, you can never have too many power points. That’s why all our power points are doubles (except where a double is impractical).
Our standard power point is the stylish HPM Excell Series, which has a pop-off surround for mix ‘n’ matching colours and makes painting up to the power point really easy.



Painting: Our specification includes painting to ceilings, doors and doorframes, woodwork, eaves, fascia and gutters, downpipes, gables and meter box. All cement rendering is also painted.

Flyscreens: Of course! To all our opening windows and sliding doors. We are after all The Rural Building Company.

There are lists of inclusions or specifications provided by most builders and many of these are required by law or are industry standards. Of course they are in every Rural Building Company home and include:
Housing Indemnity Insurance; 10-year structured guarantee;180-day after sales service; Fixed price contract; Free site inspection of your block; Contour feature survey of your block; Local Government and Water Corporation building fees; Electrical safety switch; 10-metres of sewer run; Hard wired smoke detectors; Insulation in accordance with the Building Code of Australia; Security key locks to all windows and sliding doors; Wide choice of aluminium window and sliding door colours; Deluxe metal internal doorframes and MDF in some areas, painted doorframes with framed construction; Two external garden taps; Automatic washing machine taps;
Gas reticulated to hot plate, HWS locations; and Fixed tempering valve to hot water service.
